Downs View

Hip to Gable Dormer Loft Conversion.

This project started with a loft that had mainly been used for storage, with the aim of creating an extra bedroom and ensuite bathroom in a bigger family home.

One of the most important parts has been keeping everything clear from start to finish.  A WhatsApp group has helped make questions easy to manage, while having one overall project manager has kept the details from getting lost between different teams.

The key stages have really shaped how the space feels. Once the walls and partitions went in, the room became much easier to understand. Then the floors over the joists framed it properly, before the second fix electrics and lighting made it feel less like an attic and more like a finished bedroom.

The ensuite has also come together well, with the extra space opening up a few layout considerations that only become obvious once the room is built out.

PROJECT

Spaces We've Designed

Double Dormer Loft Extension

This loft conversion transformed an unused attic space into a bright master bedroom with en-suite and a separate study area.

This Beckenham loft conversion included a Juliette balcony, structural steels, Redland roof tiles, detailed carpentry finishes and upgraded internal doors – all managed from planning and drawings through to building control sign-off.

Loft Conversion

This single dormer loft conversion transformed an underused attic space into a new bedroom and bathroom designed to feel fully integrated with the existing home. The project involved structural steel installation, upgraded insulation, roof windows, lowered ceilings, and a newly installed staircase connecting the loft naturally to the first floor.

Double-Storey Rear Extension

We transformed the home into a bright, modern family space, creating a spacious open-plan living area with improved flow, enhanced natural light, and a significant increase in property value. The project included full structural works, underfloor heating, aluminium glazing, bespoke bathroom installation, and comprehensive electrical and plumbing upgrades. A fully integrated, move-in-ready living space for the family.

FAQ

Frequently Asked Questions

How long will the consultation and survey take?

On average, a site visit takes around 30–45 minutes. During the visit, we will survey your property, discuss your ideas, answer any questions and review the key details needed to prepare your quotation. The time may vary depending on the size and complexity of your project.

After the site visit, we aim to send your quotation within 3 working days. For more complex projects or where additional review is required, this may take up to 7 working days. If you have not received your quotation within this time, please check your junk folder or contact us at: info@creativehomespaces.co.uk. Your quotation will be valid for 1 month from the date of issue. If you would like, it can also be adjusted to add or remove any items.

Most loft conversions typically start from around £45,000–£55,000, depending on the size, design, structural requirements and level of finish. Every property is different, so we recommend arranging a consultation to assess your project properly and provide an accurate quotation.

Your quotation is valid for 1 month from the date it was issued. After this period, we may need to review the price if material, labour or supplier costs have changed.

Start dates depend on your project stage and the required paperwork. If drawings, structural calculations, Building Control approval and party wall matters are already in place, we may be able to start sooner. If these are not yet complete, we can help guide you through the process before construction begins. If you do not want to start immediately, we are happy to discuss a preferred start date, subject to availability.

Once instructed, architectural plans usually take around 2–3 weeks to prepare and review, depending on the complexity of the project and how quickly design decisions are confirmed. Structural calculations can also be arranged as part of this stage.

Planning permission decisions usually take around 8–12 weeks, depending on the local authority. Some projects may fall under permitted development, in which case a Lawful Development Certificate may be recommended instead of full planning permission.

Yes. Every project is assigned a dedicated project manager who will be your main point of contact throughout the build. They will keep you updated, coordinate the trades and help ensure the project runs smoothly from start to finish.

Not necessarily. This depends on your preference and the type of works being carried out. We understand that clients have work and family commitments, so we will agree access arrangements with you before the project starts. In some cases, we may request a spare key so the project manager and team can continue works without needing you to be home at all times.

Yes, subject to the type of works required. As part of your loft conversion or home extension, we can also assist with additional electrical, plumbing, heating, roofing or refurbishment works where needed. Any additional works will be discussed and quoted separately before proceeding.

For loft conversions, most of the main construction work takes place within the roof space, with scaffolding used externally for access, materials and waste removal. Internally, we will usually need access through hallways, stairs and landings, especially when installing the new staircase and services. For extensions, the affected areas will depend on the location and scope of the extension. Any areas that may be impacted will be discussed with you before works begin.

Yes, changes can often be made during the project, depending on the stage of the build. For loft conversions, once the main structure is formed, we usually arrange an on-site layout meeting to review room sizes, electrical points, plumbing positions and other details. Any changes after this stage may affect cost or timescales, but your project manager will discuss this with you before anything is agreed

Our quotation will clearly outline what is included and excluded. Common additional items may include: sanitaryware, tiles, flooring, decoration, additional electrical points, upgraded radiators or heating, and bespoke storage. We will advise you during the project so you can make suitable choices at the right stage.
